New Jantri Rates Likely by April-End After Final Deliberations

After months of delay and detailed deliberations, the new Jantri rates in Gujarat are now likely to be implemented by the end of April. The process, which was held up due to pending data from a few districts, is now in its final stages, with the Revenue Department giving finishing touches to the revised rates.

A series of meetings have been held over the past ten days in Gandhinagar, where senior officials have been reviewing the collated reports and finalizing the new rates. The department has completed the exercise of assessing district-wise reports, based on suggestions and objections received from stakeholders.

The implementation, which was originally planned for April 1, was delayed due to the late submission of data from Banaskantha, Dahod, and Kutch districts. These reports were eventually submitted at the end of March and forwarded to the Chief Secretary for a final round of discussions and approvals.

According to sources in the Revenue Department, the revised rates will now be officially notified and implemented before the end of April, marking a significant update to the land valuation framework after more than a decade.

First Major Update Since 2011

The last revision of Jantri rates in Gujarat was done in 2011. In early 2023, the state government announced its intention to revise and nearly double the rates, citing the need to reflect current market realities.

In November 2024, the proposed Jantri rates were made public. These proposed rates were significantly higher—ranging from five times to as much as 2,000 times—compared to the 2023 values in some areas. The public was given time to provide feedback and objections until December 20, 2024, which was later extended to January 20, 2025, to ensure maximum participation and transparency.

Garvi Server Temporarily Down

Meanwhile, the Garvi portal—the online property registration platform run by the Revenue Department—has been temporarily shut down for five days due to server upgrades. A senior department official stated that the current server infrastructure was around 15 years old and needed critical updates to handle the expected increase in traffic once the new Jantri rates come into effect.

The portal is expected to be back in operation from Tuesday.

The revised Jantri rates are crucial as they directly impact stamp duty, property registration costs, and valuation for taxation purposes. With the real estate sector closely monitoring the developments, the final rollout by April-end is expected to bring much-needed clarity and momentum to property transactions across the state.
