At Rs 1.4 lakh per square foot, a triplex in the south Mumbai tower sold for a whopping Rs 252 crore.

In a record-breaking agreement for a house in a residential building, 18,000 sq feet triplex in an under-construction building at Walkeshwar in south Mumbai has been dealt for Rs 252 crore. Real estate market origins say the transaction between industrialist Niraj Bajaj and Macrotech Developers (Lodha Group) is the most costly in India to date.

Earlier month, a 30,000 sq feet penthouse in a Worli luxury building was sold to industrialist BK Goenka, head of Welspun Group, for Rs 240 crore. It was lauded as the biggest flat deal in the country, but it has taken just a month for the Bajaj-Lodha transaction to beat it.

While the February accord was for a finished tower, the current transaction is for a project in which the construction project has just started.

Bajaj, director of Bajaj Auto and promoter-director of Bajaj Group, has reserved the top three stories in the upcoming Lodha Malabar building near Raj Bhavan at Walkeshwar. 

The price works out to around Rs 1. 4 lahks per sqft. It is known that the industrialist has made a token amount for booking the triplex. The remaining payment will be made after the tower gets an occupation certificate from BMC.
